What is the difference between a half bathroom and a full bathroom?
Half bathrooms or powder rooms usually include a toilet and a sink only. Full bathrooms will include a toilet and sink as well as a shower and or a bathtub. Be specific when choosing a bathroom type in the Amenities section of your listing to avoid confusion with travelers. Take advantage of the bathroom notes section if you need to provide more details.
Why do you ask if we have an outside shower?
The outside shower option is one that many vacation properties have (for washing off sand). If your property has an outside shower, it is important to add this amenity to your listing.
Why am I getting plenty of calls but no bookings?
Perhaps your rental rate is too high. Compare with other owners in your area and bedroom size, just as the vacationers do. The main determinant is always price.
Can I include my personal Web site as a link in my listing?
Yes, in fact we encourage you to do so! The more information you make available about your property the more likely it is that you will get a rental. We also encourage you to link back to our website to take advantage of our online booking system. In this way you give your customers the option that they can book directly on line without the need to call you.
Can I include multiple units on my property listing?
Many property owners have more then one property and at LMFVR we want these additional properties to be listed. Each property has to have its own profile setup. In this way our clients (Travelers) can view all the details about the property and make a purchase (rental decision). In order to encourage this we have created two owner membership structures. The basic owner’s membership will allow an owner to post up to three separate properties onto our system. The enhanced owner membership will allow the owner to post an infinite number of properties on the system. We do not charge a fee per listing!
Can I change my listing information to advertise a different rental property?
No. We do not permit owners to switch out their listing information for another property. This can confuse travelers who are looking for a certain property based on its listing number. Please setup a new listing for each additional rental unit or property you wish to advertise. The basic owners membership will allow you to list three properties and the enhanced owner membership lets you post an unlimited number of properties.
I forgot my password; what should I do?
On the Owner Sign In page, click Forgot Password. You will be asked to enter your e-mail address so that we may send your information.
What should I know about vacation rental sales tax?
Start by contacting your city, county and state governments about requirements specific to your location. Ask about registering your property. Which governmental entities require registration for your area? Ask how much sales tax you should collect and how often these payments are due to the authorities. Generally, these taxes range from 5% to 15% tax on the total rent charges.
What is the “Off-Site Management Program”?
Managing and renting properties can turn out to be a daunting task to most owners. Especially, if those owners happen to own properties that are located significant distances away from where they live.
This site was designed to make it as easy as possible for a property owner to rent out and make money from their vacation investment properties. Integrated into our property management application is a system that provides access to professionally trained staff, located in all our rental markets that are available to help you manage the on-site issues that develop during the course of the rentals.
The site will allow you to hire your own on-site property manager, or it will allow you to select a property manager from our own pool of specially trained and carefully screened, bonded, and insured staff that are strategically located at some of the most popular vacation areas around the world with more being hired on a weekly basis. This pool of staff have been carefully trained to offer the highest level of customer service that even our most discerning tenants will appreciate. There duties may include:
- Letting tenants into the property.
- Collecting the keys and inspecting the property when the tenants leave and are done with the property.
- Handle minor on-site repairs.
- Maintain the inventory of the supplies stored at the property.
- Arrange for and monitor the cleaning of the properties between guests.
- Letting contractors into the property to do repairs or handle maintenance problems.
- Provide the guests of the property with concierge services as required.
Property owners using this system also have the option of giving their onsite property manager the additional responsibility of handling the security deposit refunds, as well as handling any other ancillary services such as airport pickup, or pre stocking the pantry, etc. that may be offered.
All our property management staff are fully trained on the use and operation of our property management system making it easy for you as a property owner to get immediate value from these people.
What is the “Last Minute Marketing Program”?
Built into our application is a system that was developed to help property owners fill last minute vacancies. This system automatically discounts last minute booking rates based on policies that are set by the property owner. These discounts encourage our traveling clients to book their vacations using our service and the savings they experience may be substantial.
The results of adopting this type of last minute program have turned out to be quite extraordinary:

What is the “Full Management Program”?

This program works on a commission basis. The current rate of commission that we charge is: 30% and it is automatically deducted off every rental transaction. In order to take advantage of this service all you need to do is setup your profile on our system. Enter the basic details about your property and mark the checkbox in your profile that is labeled “participate in the full Management Program”.
The benefits of using the full management program are:
- Hassle free renting-we handle all the work and save you time, money and risk!
- We supply to our network members all needed information: maps, directions, etc.
- We provide an itemized statement to the cottage owner – and much, much, more!
- All you have to do is check your email to get your money!
- We offer a $300 guarantee against damage on all the rentals booked through our system to LMFVR Network members.
- Using our property management staff will provide you with $200 of additional coverage in the event damage to your property occurs.
