The Last Minute Family Vacation Rental Network (“LMFVRN”) provides cottage rental services and a rental management software platform to cottage owners, property managers, and their customers. To that end, LMFVRN operates www.lmvr123.com. It is from this site that property owners, and property management professionals may setup member profiles and promote, rent, and manage their portfolio of properties. They may create property profiles and post text, files, images, photos, video, sounds, musical works, works of authorship, applications, and other materials (collectively referred to as “Content“) in order to display and/or promote or otherwise enhance the property listings within their portfolio.

As a member of The Last Minute Family Vacation Rental Network our property owners may also access our pool of highly trained property management professionals that are available for the on-site day-to-day management needs of their properties no mater where the property is located around the globe. This team of professionals is trained on our property management system and to our high standard of customer service to ensure that you as the property owner/manager and your clients as tenants have the best rental experience that they possible can have.

In an effort to ensure that our property owners maximize the rental potential of their properties we also provide them with access to our carefully screened association of young professionals and families that have an interest in renting vacation properties on a last minute basis at moderately discounted prices. These young professionals go through an extensive screening process that includes interviews, compatibility assessments, and detailed reference checks to ensure that the rented properties are treated with due care and a respect for personal property.

The services offered by LMFVRN include any and all LMFVRN branded URLs (the “LMFVRN Website“), LMFVRN embedded audio and video players and other applications offered now or in the future by LMFVRN in connection with the LMFVRN Website (collectively, the “LMFVRN Services“).

Linking TO the LMFVRN Website

LMFVRN does NOT endorse companies, products or services, and strictly prohibits any suggestion of endorsement, recommendation, or superiority of one company, product or service over another company, product or service.

A third party (you) may link to the LMFVRN Website, provided that the third party acknowledges and agrees that:

1. The link must be in a plain text-only format and does not use LMFVRN logo or any other LMFVRN-related mark, with the exception of the LMFVRN banners, badges and other marks supplied by LMFVRN for the purposes of linking (which are available for download).
2. The link must be displayed in a proportionate manner, spatially separated from, and not otherwise associated with, any sponsorship advertising, or other commercial text or graphics that may be on the page/area containing such link;
3. The site that links to the LMFVRN Website (“Linking Website”) or the link itself must not be used as a method of creating an unauthorized association between an organization, business, goods or services (on the one hand) and LMFVRN or the LMFVRN Services (on the other hand) or otherwise misrepresent the relationship of LMFVRN with a third party or the Linking Website;
4. The Linking Website must not imply that LMFVRN is endorsing or sponsoring any third party or its products or services;
5. The Linking Website must not replicate content on the LMFVRN Website, except as allowed pursuant to the LMFVRN Terms of Use; Agreement
6. The Linking Website must not present false information about LMFVRN;
7. LMFVRN does not allow the framing of its Website. When setting up a link to the LMFVRN Website, the LMFVRN Website must open in a new Web browser. The Linking Website must not create a frame, browser or border environment around any of the content of the LMFVRN Website, including any frame, browser or border environment containing any sponsorship, advertising or other commercial text or graphics;
8. The Linking Website must not contain materials that would violate any laws or contain content that could be construed as obscene, libelous, defamatory, or otherwise harmful to LMFVRN.
9. LMFVRN may update this Linking Policy from time to time and any changes will be notified via an announcement on the LMFVRN Website. Such changes will be immediately effective after such notice has been posted.
10. Notwithstanding anything to the contrary contained in this Linking Policy, LMFVRN reserves the right to deny or rescind permission to link to the LMFVRN Website from any Linking Website and by any third party, and to require termination of any link to the LMFVRN Website, for any reason in the sole and absolute discretion of LMFVRN.
11. The posting AND/or creation of any link to the LMFVRN Website signifies that you have read this Linking Policy and agree to abide by the terms and conditions contained herein.

Further, the posting AND/or creation of any link to the LMFVRN Website signifies that you have read the LMFVRN Terms of Use Agreement and the LMFVRN Privacy Policy and agree to abide by the terms and conditions containeD therein.

When the LMFVRN Website includes links to other sites, LMFVRN does not assume any responsibility or liability for any communications or materials available at the sites to which it links, including responsibility or liability for their accuracy.

No link on the LMFVRN Website is a referral or endorsement of either the linked-to entity or any product or service. Such links are provided for reference purposes and convenience only.

LMFVRN does not provide links from the LMFVRN Website to external commercial sites except as specified by a pre-existing sponsorship agreement/contract, partnership or other contractual business relationship.
